It's taken a while to get to this review (with apologies), but the downs and downs and maybe a slight up have allowed us to assess our decisions back then - which were informed by David's advice - against what actually did occur. And for us, he called it perfectly. We were literary a couple of weeks late hitting the market with another agent and missed the upwards trend, hitting the total market collapse - with no interest at all except the ambulance chasers. We took a breather for a couple of months, understanding this wasn't our primary place of residence, so to consider what to do, and take some time to talk to other people. David's advice when we first met was nearly the worst we received, but it turned out to be the most factual of all. His integrity and belief in the direction he proposed to us stood out - and there was no promise of steak knives or "two for one" offers from him. We went to the market again with David, softly and targetted this time, with a realistic expectation of the market change, both in terms of cash and demographic. Spot on, we accepted an offer that we felt was fair (knowing the capital gain of the previous 5 years could only ever occur in Sydney...), and a delayed settlement to align with our needs with our new home construction in Castlecrag. Everything that David predicted did occur, and the sale value we achieved was significantly more than we could have expected months or even a year later. We also sold to a young family which was a nice feeling, knowing they will be able to spend time there and achieve similar outcomes that we did. Selling is a stressful process and we tell David (probably inaccurately) we won't do it again, but we probably will. He made it pleasant and factual. He demonstrated that it is not a game of chance but a process based in knowledge - market, historical and experience. Should we sell or buy again, David will be with us.
