In 2021 I looked at over 50 two bedroom units in Cremone, Neutral Bay and Mosman seeking an investment property. I was also very much aware that when my friend purchased the unit at 3/54 Milson Road in 2017/2018 he paid over market for the property. Despite the renovations undertaken, the unit’s position and the heady market, without parking and with the multi stair access, from my experience there was limited chance that the property would sell as per the upper price guidance. The top price guidance was more than 10% above that proposed by other agents. The final sales price showed just how mistaken was the guidance. The price guidance set up unrealistic expectations for the sellers. A more realistic price guidance may have encouraged more buyer interest and more potential offers. The back office operations of the agent worked well.
