A quick introduction we're Property Advisors and as property professionals we deal with sales agents right across Melbourne on both sides buying and selling, on this occasion we were assisting our client in the role of vendor advocate. We chose Jellis Craig because of their local presence, knowledge and strong results in the area. We had a situation whereby we had a lengthy lease in place which meant our market was narrow and given we had a tenant the presentation & access was compromised, weighing this up we decided to adopt a two-tier sales approach; firstly off-market with the tenant and then take the property to market for Auction vacant & furnished once the tenant vacated.
