Excellent Campaign Strategy and Post-Auction Negotiation Skills
When we started the process of selecting a real estate agent for the sale of our house, we thought that there would be little to choose between them. We met with another agent, then with David Walker of Ray White Upper North Shore. It was a no-brainer as to whom to choose. The way David positioned our house in the market (or rather, gave us all the information to allow us to see where our house lay) was excellent, and he made us feel totally comfortable about our expectations. The entire package of material he presented was very comprehensive, explaining the entire campaign process from end to end. Once he'd left, we decided to not bother talking to a third agent we had lined up, because we felt it wouldn't be possible to give us a better overcall campaign strategy than David had provided. Our house had a perceived defect that every person who inspected mentioned - proximity to the freeway. That led a few prospective buyers to drop off as the campaign leading up to the auction proceeded. We were worried that we appeared to have a small number of bidders lining up for our auction. David made us feel comfortable that he had handled such a situation before and said that good results can be achieved even under these circumstances. And yes, at auction, we did not get to the price we wanted. But David was able to negotiate successfully with the highest bidder immediately following the auction, and we did get above the price we had aimed for and a bit more, and it was a sizable increase on the highest auction bid. It was a very good outcome for us. We unreservedly recommend David Walker and the excellent and large support team that he has at Ray White Upper North Shore.
