The fiduciary duty bond between an Agent and Agent can sometimes put a Purchaser in a position where they feel that they are exposed and therefore it is hard to fully engage. It is a rare agent who can balance the fine line between supporting a vendor and making the purchaser feel like they are willing to fully participate in a sales process as they are comfortable. It's all about communication and Ed Brown showed in my recent dealings with him that he possesses the rare skill to make both sides of the negotiation feel like a winner. I went into the auction with a clear view as to the real price expectation as well as a fair understanding of what the market was saying. I was happy to pay above the reserve as the property was exceptional and I was comfortable that I had purchased a quality property. No questions were too small for Ed and I am sure the Vendor felt that he had maximised the price whilst leaving the purchaser feeling like he had not been fooled and had made an informed decision. Well done Ed.
