Whilst the performance of individual agents was good our real estate purchase experience fell short of what I would have expected, The Ray white office appears to assign two agents to an "account" and the unfortunate result is that requests for information are often overlooked or at worst ignored. There was not one occasion when a question was asked and we received an answer without having to further prompt or remind the agent. Clearly the agents are working for the seller to maximize their financial outcome, unfortunately as a result the service to the buyer is compromised. The "sale by offer" process was not transparent and we came close to withdrawing from the potential purchase as the process was flawed and manipulated by the selling agent. It seems that the "offers Above" type of sale is replacing the traditional Auction designed to enable the agent to elicit higher offers based on the misleading concept that there may be other interested parties also making an offer. whether these other parties exist no one knows. I also found that the Ray White office does not work as a cohesive team, instead the different departments operate independently of each other, the rental department is independent to the sales and so on. Competitors of Ray White involve their rental departments in the initial stages of a sale if it appears the buyer is an investor, in fact some offer buyers of investment properties an additional discount on their property management fees if they purchased the property through them. Based on my purchase experience I have declined to give the Ray White office the opportunity to manage the rental of our property, I need to know that the agent is working in my favor, answering my questions promptly with out the need for constant reminders.
