Mathew recently helped us sell our investment property at 152 Atherton Street Downer ACT December 2022. It was an old house built in 1965 and in desperate need of renovations. We were concerned with the slow property market and low percentage of successful auction sale results. However, Mathew used his 'lateral thinking' and suggested novel ways of marketing the property to attract interest, especially 'investors & first home buyers' that were 'holding off' in a down market. Also, with the Xmas shut down period, buyers would find it difficult to arrange legal and finance services during Dec & Jan. Some great ideas were to reduce the amount of deposit on exchange, early occupation for the buyer prior to settlement plus a delayed settlement post the Xmas shutdown period. The best idea was a 'declared reserve' - this would give buyers a 'real amount' they could expect to pay rather than a 'price guide' which you hear so many people complain about. This meant buyers knew how to calculate their finances and not waste their time if outside of their budget. We were still protected with our minimum reserve and perhaps could expect more on auction day. Ultimately, the property sold 'under the hammer at auction' and we achieved $60K more than our set reserve and couldn't be happier with the result. During the course of the marketing, Mathew was constantly providing feedback and updates about buyer interest. The marketing was faultless and well worth the money, again Mathew was instrumental in designing the campaign. He held 'open house' inspections many more times than normally provided by agents including twice in a day, at night and Sundays. In conclusion, we recommend Mathew as the best real estate agent in Canberra. If you want a professional, no nonsense, honest & dedicated agent working non-stop on your behalf, then you should appoint Mathew Kocic as your real estate agent. We are very grateful to Mathew :)
