Our experience with Garry started positively, but unfortunately declined once contracts were exchanged. After requesting a bond clean due to the state of the property prior to settlement, we were met with sarcasm: “Well, you should have put that in the contract, shouldn’t you?” This was unprofessional and dismissive. We were told the carpets would be cleaned and the home left in a clean condition. This didn’t happen. The house was filthy on arrival—stained carpets, dirty kitchen, bathrooms, windows, toilets, every surface dirty and an overall lack of care. It was incredibly disheartening to walk into such a mess after such a significant purchase. Adding to our concern was the handling of a current insurance claim on the property. When we asked for clarity, we received vague and evasive responses. Important questions about water damage were brushed off or left unanswered, leaving us uncertain and unsupported. We also requested to do a final inspection several days before settlement. This was repeatedly denied. We were only allowed access just hours before settlement, far too late to raise concerns or negotiate any resolution. What should have been an exciting and rewarding milestone in our lives became stressful and disappointing due to poor communication, lack of transparency, and a clear drop in care once the deal was done. The experience felt like we no longer mattered once the agent’s commission was secured. If you’re buying through this agent, get everything in writing. Include a clause for professional cleaning, insist on clear communication around any insurance matters, and don’t accept verbal assurances. Insist on a final inspection well before settlement, we weren't allowed to inspect the property till only hours before settlement. We would not buy through this agent again and cannot recommend him based on our experience.
