I initially chose Geoff because he stood out for three reasons: 1. His knowledge of the local market - he gave me an on the spot appraisal of the recent sales in the street and surrounding suburb so I knew where my property stood in relation to the "local" market. 2. His understanding of the current market "mood" and what the issues were that we needed to consider in relation to this (given that it had recently dropped and it was getting harder to reach previous sales heights). 3. He was straight and up front with a realistic market appraisal of the property and its potential sale price. Many of the agents I spoke to greatly exaggerated the potential price that they thought I could get - - in fact Geoff sold the property within his predicted range against some difficult issues in relation to the location of the property. He also kept the tenant fully informed of up-coming inspections and negotiated these with charm and respect. He kept me informed of all offers and feedback regarding inspections and buyer feedback and provided some sound advice in relation to the sales strategy and how we should negotiate with potential buyers. He also dealt well with the eventual buyer and assisted them with purchasing and financing options and advice to ensure a smooth sales process. As I was an interstate vendor, Geoff handled all the work "on the ground" and dealt professionally with my conveyancer to ensure all documentation was available as required to get us to the exchange status. Overall - VERY GOOD.
