The use of a price guide when conducting an auction makes no sense. Pegging the lowest price in that guide below our reserve, meant buyer expectation was less than it could have been. Some good work to chase down a price close to our reserve did not reduce our disappointment. I think a better strategy, created through genuine consultation should and would have delivered a better result. The decisions made in this circumstance showed a lack of communication and understanding. If the choices made were somehow based on market intelligence, then a private treaty sale should have been recommended rather than an auction. Hugh seems like a nice person, however, real estate agents in general chase what is best for them rather than what is best for buyers and sellers. This example felt like a poorly constructed scenario designed to get a fast turnover, and emotional circumstances were used to make that happen.
