Full credit to Isaac (and the team), for completing this sale and achieving the price I wanted. I think his negotiation skills made all the difference. Wish I had another property for him to sell. :)

If I had a second chance, I would not choose him to sell the house. There were many things, he had lie to us: - Before we signed the contract, he promised the commission including advertisement fee. But he did not put into the contract and it was our mistakes no to check the contract carefully. And he totally denied what he had said when collecting the commission and we ended up with paying extra for the advertisement. - Our 1st settlement was cancelled due to an issue with the bank, he pressured me a lot to give the keys for buyers before the 2nd settlement being scheduled. He said that the buyers had arranged removalist, stopped the rent in order to move in immediately on the 1st settlement day. 4 days later, we came to check the property and found that the buyers did not move in at all. Even they had not set up electricity or internet for the house. - My house was sold with the price we expected and we had told him the price range before signing the contract. However, to other home owners which is his potential client, he said that he sold my house 40,000 above the price I was asking. I hope that, by writing my experience with him, people will know and won't make the same mistake as I did and hopefully the real estate agent should pay attention more to improve his professional ethnic.
