My recent apartment sale was a premium property that had some unusual characteristics that James thought required a tailored campaign. Not the usual three weeks of 45 minute open inspections twice a week for the masses. James recommended a number of initiatives prior to launching the marketing campaign to which I agreed. He also recommended private inspections by appointment and heavily vetted the interested parties. Then made 22 appointments with some coming back for 2nd, 3rd & evening inspections. In total he spent approximately 13.5 hours on inspections over a ten day period. I don't know any other agent that would commit so much of their time over a short period to build price momentum, but it certainly worked. The Offer he extracted was accepted and contracts exchanged twelve days from first inspection. He achieved record price for the building. Very happy vendor. Highly recommend using James.

We were introduced to James Ledgerwood by a friend who is now claiming a profit share, not unreasonably! James sold Unit 8, one of our two adjoining investment apartments in Bondi Beach, at auction on 11 November 2021 for $500,000 more than our reserve after a very short campaign. We have experience in property buying and selling and have high expectations of professional advisers generally but were blown away by James's skill, attitude, competence and communication. We had bought the 2 properties configured as one some years ago and it was on James considered advice that we decided to renovate and sell them as the 2 separate Lots they were shown on title to be (following their use over more than 30 years by our predecessor in title as one apartment). That separation of 2 Lots into 2 properties entailed quality full renovations, strata consent, maintaining liaison with strata and us throughout, and liaison with the renovation company FinAbode (recommended by James, again to our great satisfaction).
