We were introduced to James Ledgerwood by a friend who is now, not unreasonably, looking for a share of the profit! Our Agency Agreements with James to sell two adjoining investment apartments at Bondi Beach were signed up over a year ago (!!). The 2 properties had been purchased by us configured as a single apartment. We took James's advice to market and sell them as separate Lots, requiring full and quality renovation of each to suit the Bondi Beach market. James has managed the intervening delays caused by a lost few weeks of unexpected but necessary common property remediation works, our own full internal renovations and of course, Covid lockdown and it's impact on access for construction and renovation, and significantly for buyer inspection protocols. We are grateful we took his advice to sell the property as 2 Lots, and the delay may even have operated to our advantage. However the great result was not the result of chance or luck. The importance of good communication is widely celebrated but not always practiced. James Ledgerwood's communication with us from start to finish: from referring us to FinAbode, the Builder we used to great effect and would use again, to keeping us up to date with proposed sale strategy, likely impact of timetable changes, to marketing feedback and strata management liaison was excellent. Ultimately James brought his experience and skill to bear selling Unit 7 by private treaty the day after the successful auction of Unit 8 the night before. His role was textbook exemplary. James is an extraordinarily good agent for an extraordinarily demanding client! We have significant real estate experience and do not hesitate to recommend James, and his junior associate Ben Fraser.
