We were selling a 22 year old property which needed updating before sale. We jointly agreed a plan and budget. We gave James total responsibility to do the property updates ( including his selection of materials to be used) given his knowledge of the demographics of the prospective buyer. James came in under budget and beat the reserve by $147,000 ( over 20%).
