We gave James total responsibility to do the property updates ( including his selection of materials to be used) given his knowledge of the demographics of the prospective buyer. I can honestly say that he is the only agent that I have never had to phone or email for updates - James is good at keeping buyers updated, he let me know when he needs information from me and he even went above and beyond in getting quotes to have our apartment painted, air cond repaired and so on. The final result was lower than we had expected which I do accept is likely just the market at this time - but our unit sold for 30k more than a similar unit a few floors down.
