James Rapita was the selling agent when I bought the property years ago; he continued to discuss aspects of the property with me long after I settled on it, and maintained a good knowledge of the local market throughout the years. Notably, he was always easily contactable and willing to share with this knowledge. When I decided to sell the property late last year, he was the obvious choice. As MY selling agent, he offered a comprehensive and very effective marketing plan which included evicting the current tenants (on good terms), painting & repairs, staging, advertising, and a healthy dialogue with all prospective buyers. The end result was a reflection of his true dedication , diligence, and tenacity as a selling agent. James is DEFINITELY worth considering as a selling agent, one of the most effective I've ever dealt with over many decades of experience.

From the very first point of contact right through to the completion of sale Jame’s professional and personal attitude was more than we could of asked for when looking for the right agent to work with. James was extremely accomodating, provided honest feedback regading the market and the property, attentative and listened to what we wanted and worked round the clock to ensure we had the best out come possible. His ability to negotiate and drive interest was impressive and always ensured our needs where put first.

My wife and I would like to express our displeasure in having to deal with James. James did not "sell" us the property we "bought it". We were keen to acquire a property of this ilk and it ticked the boxes for my elderly mother, James didn't have to do anything, it was the easiest sale of his life. He led us to believe we would be granted early access - it didn't happen. After the sale was formalized he didn't even bother to try. My wife had to call him repeatedly to get basic questions answered about the property - he initially didn't return her calls and when he ultimately did after she pursued him, he didn't know the property well enough to answer her questions. We had to call (and ultimately email) to organize a final walk through prior to settlement. On the final walk through my wife noted that the property was dirty, dusty with cigarette butts strewn on the balcony as it had been vacant for a couple of months, had had multiple inspections through it, not to mention hosting an auction. We requested a basic surface clean to return the property to the standard we had initially viewed it in more than a month before settlement - this was declined. We were forced to clean the property through again ourselves. Throughout the exchange of documentation James and the legal representatives of the vendor made multiple mistakes (e.g. the actual address of the property) and then had the audacity to attempt to project those delays back upon us and our lawyers. We had the finances sitting in our bank account ready to go on the day we agreed to purchase the property - as such we would hardly wish to draw out the process. To say we were disappointed, disillusioned and disgusted with the "service" provided is an understatement - the term "smash and grab" immediately comes to mind. My suggestion - avoid this agent where possible - appalling.

James Rapita and team were a pleasure to deal with from the intial briefing session throughout the campaign to the close of the sale. I chose Alex Karbon based on viewing a previous successful campaign for the sale of another apartment within our complex. My neighbor was very impressed with the professionalism and the result.
