We engaged Jim Ritchie in October 2015 to appraise our 5,000 acre grazing property with the intent of listing at a real market value to ensure a positive response and early sale. We had conducted some of our own market research into regional property values and had some idea as to our target price. Jim's assessment was consistent and in fact marginally higher than ours, using a much more informed recent data set than what we had access to. Jim provided marketing options and recommendations which we felt were sensible and cost effective, his access to the broader property marketing network resulted in our property being featured, complete with story and additional photographs, in the peak rural newspaper property sections. Jim developed a comprehensive information memorandum that was made available to potential purchasers requiring more detailed information, ultimately providing over 30 copies to interested parties. Three property inspections in January 2016 resulted in a firm offer in February with a sale completed in April. Throughout the process Jim provided excellent feedback and updates, plenty of notice regarding inspections and in our view conducted himself in a courteous and professional manner that obviously also resonated with the potential and ultimate purchasers.
