He also was able to provide information about the renovation of the house. John responded very promptly to any queries also made good referrals to a local conveyancer. Overall a very pleasant experience and smooth transaction as a buyer.

From first to last John impressed me with his caring, positive attitude. At the first meeting he provided information on the company and clearly explained the procedures involved in the sale. His knowledge of the market was evident, but he also explained he had to present the research to back up the current state of the market. Showing me current details on market prices, the number of days properties spent on the market, from a number of different agents all added up to setting a realistic price for the house to go on the market. John kept in regular contact whilst I was getting the house ready to go onto the market, providing practical advice on how to best present it for sale. I could not speak highly enough of his caring attitude, yes the sale was the end result but John made sure I understood all proceedings, providing that extra support through phone calls and visits to ensure that the process ran smoothly. If I was in the position of needing an agent again, John Loadsman would be my first choice.
On a positive note, I found John Loadsman to be personable and responsive to requests I made throughout the marketing campaign. I appreciated the assistance John Loadsman offered around identifying contractors to help with property presentation and maintenance. I was concerned about the management of our expectations throughout the marketing campaign. Our property ultimately sold almost 30% below the market vaulation provided to us by John. By any measure this is a significant below expectation result. The market conditions during the campaign were largely known at the time of John's presentation (with the exception of COVID lockdowns which were a temporary interuption to our marketing campaign), so this was a disappointing outcome. My expectation was that John Loadsman would have been more proactive with his marketing of the property, and in particular more proactive in keeping me updated on progress. Open inspections were held only fortnightly (outside of periods of COVID lockdown), and John Loadsman recommended that we discontinue opens (a recommendation which I rejected). Interestingly the property ultimately was sold to a party which I understand viewed the property via an open for inspection. I made some surprising requests of John Loadsman, including a request for weekly updates of lead generation and prospective buyers. This request was made by me well into the marketing campaign period. I found this request unusual as in my experience this would typically be part of an active marketing campaign to help inform the vendor of market conditions.
We enjoyed working with John to sell our home. John is honest, reliable and we were so happy we received the price we wanted in a short time. We were kept up to date through the process. I would recommend John Loadsman to anyone looking to sell or purchase a property.
