John initially sold me my property almost 10 years ago. The experience then was a positive one. John always kept in touch over the years to gauge my interest in selling. Recently he again contacted me and was again told no. However in only a few days I had a change of heart spurred on by John's opinion of the market and what he believed the house was worth. I took the leap, expecting a sale in maybe 4-6 weeks. In the first 2 days I had 3 offers, way more than what I had expected. John provided his opinion on the best offer, which incidentally wasn't the highest offer, but his reasoning was very sound, I agreed and on my birthday my property settled. Choosing the correct initial price range and fine-tuning where necessary to respond to the market is key to achieving that outcome. Again, this requires the skills of an experienced agent who will do a thorough market appraisal and discuss that with the seller before marketing the property. For many people, selling a property is a major, often very stressful, event in their life. An agent who is professional but approachable, honest and a good communicator can ensure that both buyer and seller are kept regularly informed during the entire process and any questions or issues addressed thoroughly and promptly. This helps to reduce the stress and uncertainty that builds when people are left wondering. We felt that John exceeded all of the above mentioned attributes of a good agent. He has worked as a real estate professional in the Toowoomba and Downs area for many years and has a great understanding of the property market in the region. After conducting a market appraisal, he proposed a price range which turned out to be pretty much “on the money”. We were pleased to see that he did not suggest an unrealistically high price just to get the listing, then “manage expectations” to a much lower price. Throughout the process, John maintained a friendly, positive attitude, kept in regular communication and provided feedback after each open house or buyer enquiry, promptly followed up any potential interest and shared honestly with us any comments regarding the property.
