After one discussion with Josh, he outlined exactly what he would do and enacted the plan. I preferred a fast sale time over an elaborate marketing strategy to get every dollar. Josh listened and brought me a sale in the first few days of it being listed for $45k over what I thought it could achieve. He is a legend at delivering. The sale went belly up when the floods set in, and the original buyer backed out. Josh went above and beyond, finding a new buyer and locking down a contract the next day for the same money.
