I've known many real estate agents through 40 years of buying and selling property in the southern states of Australia, and in a professional sense as a newspaper manager since the early 1990s working closely with real estate agents in the course of doing business organising advertising and marketing. Julian Davies stands out as one of the finest. In the process of purchasing our new property, he bent over backwards to help us acquaint ourselves with the 16-ha vineyard property at 90 Williatts Lane, Carlsruhe. We must have made eight or 10 visits prior to making an offer, because the property is reasonably complex and we needed to get friends on site to advise on the vines, farm machinery, the stone house construction etc. Despite the distances involved, Julian made the access happen. His communication was terrific. During this journey to buy the property, we became aware that the vendor was difficult; more-so as time progressed. Julian at all times represented the vendor extremely well and with absolute discretion, but it wasn't hard to get the feeling that the vendor was not necessarily purchaser-friendly. We got some pretty strong rebuffs on requests, and minimal responses on important questions such as vineyard layout, watering systems, purchase of farm equipment and so on. All this was important to us, but not of great importance, it seemed, to the vendor. Anyway, Julian seemed to do well dealing with the vendor's resistance and dealing in a friendly manner to our many requests. We take our hat off to him. When we got to the pointy end of negotiation, Julian was pretty tough. He represented his vendor well. So, in summary, Julian was a delightful person to work with. My review about Julian Davies from Raine & Horne is that he is headstrong and finds it difficult listening. This happened when I wanted my thoughts taken on board. His demeanour is pleasant and you would think that selling properties was a breeze for him. he was helpful and worked well even though selling vineyards wasn't what he frequently did. his patience was leviathan especially when one client expected unreasonable attention. Overall if you did not want a stuffed shirt or a yes person he's your man for realty.
