The reason for the 4 is that all agents were caught out with developers dropping out of such properties just then, and three higher estimates were not met. Re negotiation, I was forced to give a rating not to hurt Julie. There was no negotiation. I knew Julie from 2 years ago and she was the one to beat, and was not beaten. There was no negotiation during the process, just clear discussion. Julie was special in another way, her special and wise care for the vendor, a little old man who was actually saved by Julie's care.
