In 2013 we placed the sale of our hobby farm at Spring Hill in the hands of a Woodend agent. After a failed auction we agreed to private listing at $1,050,000, while hoping for more. Subsequent negotiations with three bidders led us to accepting a disappointing offer of $950,000. In early 2021 a flyer in our letterbox from a Trentham agent offered a free valuation of the home we had built in Trentham. A listing at $1,250,000 was suggested – disappointing, as it was less than we had paid for its construction eight years earlier. Recent “Sale evidence” listed three properties, none of them comparable. As reduction of a “usual fee” of between 2.4% and 2.7% to a ”competitive fee of 1.8% inc. GST” failed to compensate we chose not to engage that agent when it came to selling. When we were ready to go to market this year these bad experiences left us with a dilemma – which agent to choose. A letter in our letter box from Kim McQueen advising the sale of a home in our street “for an exceptional price above our range of $1,200,000 - $1,300,000” led to discussions with Kim which solved the problem. Here was an agent on our wavelength with whom we could discuss options and possible outcomes. We agreed to ask $1.7 - $1.8 m. Kim rejected an offer made on the day we signed up as it was below that range, but two days later it was increased to $1.7m. As Kim had stressed testing the market rather than accepting early offers, we decided to proceed with listing. Within a week of doing so we received an offer of $1.75m. Before we could give our response Kim advised that she had negotiated that up to $1.775m. It was a pleasure dealing with Kim throughout. Her commission of 2.2% was more than justified by her superior performance.
