We met Leon when we were looking for a house a few years back and was impressed with how much he knew the market and how helpful he was throughout the whole process. I was lucky enough to meet Leon at the first open house that I went to. i was able to purchase my home somewhere between $50000 to $80000 than i was prepared to pay. All I had to do is apply a little bit of pressure and he folded like I have never seen before. I made an offer that wasnt excepted by the vendor, I then made another offer that Leon got across the line by lying to the vendor saying that I had a bank valuation and the bank wouldnt lend me anymore money. so we bought a 40square home on a 700square block in the lovely Berwick springs estate for under $700000. Lucky for us. on the builders inspection, Leon was very misleading telling us that things were covered by Builders Guarantee that were not covered at all and when questioned about other damage Advised me that I should contact the builders to get fixed when we moved in. obviously not covered when we have contacted the builder. Now we are looking to go to VCAT. Leons response is SEE YOU IN VCAT. Leon also recomended the conveyor to arrange the settlement on our home that turned into a complete nightmare and not settled until 5 days after the due date. Now lets talk about the sale of my home. I was foolish enough to feel sorry for Leon as he appeared to be a genuine guy. Unfortunately leons sales skills never improved, after 4 open house inspections on a house that was immaculately presented throughout with over 30 couples and families through the house. not one offer. I had to contact the Andrew the Principle of Harcourts Cranbourne to do something about getting an offer. Funny enough after I applied some pressure within 3 days had an offer and we sold our home of 18 years. So some of the money that I saved on the purchase of my new home was lost on the low priced that I got by using Leon and Harcourts Cranbourne. I have to say that I was warned of this by a salesman from Harcourts Narre Warren South. The bottom line is that we wont be selling or dealing with Harcourts again. except for at VCAT.
