There was little time for face to face talks to exchange views and to consider what input the vendor might have. I believe the vendor's knowledge of some small details could make positive contribution to the sales pitch. In short, the vendor should be listened to and not simply be addressed on the phone!

As an investor with multiple properties under management I have experience with dealing with real estate agents. Lush and George have managed our property for the past 11 years. Many of the staff have been with the company for years. What sets this Real Estate agent apart from others that I work with is several points. One there are two owners of the business that is George and Lush. George is in charge fo the rent roll and Lush takes care of the sales. Many Real Estate agencies concentrate on sales and regard Property Management as an after thought, leaving inexperienced staff to manage their rent roll. George has stepped in on the Property Management side to sort out many issues that other agencies that I have worked with would have just expect the owner to solve. We set Lush a very difficult task, which he not only met but exceeded all of our expectations on. He had 2.5 weeks to market and sell the house AND get top dollar for it.
