Mark maintained regular communication with us throughout the entire sales process, and nothing was too difficult for him and his team to handle. We were recommended to Mark Dawes from a property conveyancer whom we had used many years ago. At the time we were living in NZ and had contacted Mark by telephone. He seemed helpful and appeared to know the market well. We took his advice and terminated the lease with the long term tenant, and then fully refurbished the apartment at considerable expense. Mark and his helper , a trainee agent, did this . He appeared to think that he should have charged us for this service even though we did not ask for more than one quote. He then went through the marketing options and again we took his advice. On this matter , Mark became quite agitated when we expressed surprise at the high fees being charged for marketing. He also expressed annoyance when it appeared that we might use a different agent( I wish we had) . Anyway, it took from April to October to sell the apartment. In that time there was only one real offer. The strata had issues with building remediation caused by water ingress although our apartment was not directly affected by it. The cost to make good the defects was very high and the Body Corporate agreed to go ahead and repair. A special levy was struck, and Mark explained that the purchaser was liable for 75% of the special levy and this was understood and agreed to by the purchaser and their lawyer . We were happy with all this and Mark said he would handle it. It seems that our lawyer was never informed of this despite Mark insisting that he had advised her.He kept insisting this was the lawyer's fault. We learned of this one week before settlement and it was by then too late, and we had to pay all of the special levy which was a very substantial amount. Mark insinuated that this occurred because we had contracted a cheaper lawyer, rather than using the one that he normally deals with. We just think Mark could have guided us in a much better manner and made sure that all parties in this matter were quite clear about what was expected. Not great !

Mark has sold for us before. We chose Mark again because of his realistic approach, excellent communication and excellent knowledge of the market. He remained positive when we were less so and achieved an excellent result.
