There are plenty of agents out there, including some big name agents, that give one the impression "I have to go with that agent because they have a big name or they 'know' the area". Rubbish. Some big-name agents may have built up their reputation from hard work too, but not necessarily for reasons that are remarkable. They might have rode a suburban wave (in our suburb it was older empty nesters moving out and younger families moving in, particularly Chinese families); they might have cultural /ethnic affinities and connections; they might nudge you into preparing to auction your property on the premise of a potentially high selling price, but in reality it is to give your property a workable sale date - and somewhat cynically, to ensure that the more difficult to sell properties have a better than average chance of selling within a known timeframe (just need to work on the seller's expectations under the pressure of auction conditions); or the property is very attractive and sells itself, in which case one need only conduct what is effectively a Dutch auction (some may call it a tender process, but it is in the hands of the agent either way) to extract the highest price from serious buyers prior to auction. Mary is different. She is a gem of an agent for all the other reasons sellers need an agent. She won't play games / disrespect the privacy of buyers / sellers alike by allowing one party to eavesdrop phone conversations of another. She won't lie / play games. Her commission is fair. She won't fail to call back buyers because she is too busy with other clients / their prize properties to care. In contrast, she will work tirelessly for you as an excellent negotiator, after working tirelessly for you in the background to find the right buyer. No matter how difficult the situation (e.g.if a contract falls through, she'll give you helpful reassurance and continue working hard to bring in new buyers), she acts at all times with the utmost professionalism.
