Months before placing our home on the market it was recommended that we approach three local agents and ask each to provide us a cost appraisal of our home. This we did and found that each agent suggested a similar figure for our property. As we weren't ready to proceed to sale at that time we left everything on hold until we were in a position to do so, however in the twelve months or so between receiving the three appraisals and going to sale, Matt, and Matt only, kept in contact with us, and in fact sent us regular updates of market activity in our area. Matt recently sold our property in 8 days! Previously it was rented it out also by Professionals Granger Clark and the lovely Tamara. When it came time to sell the choice was obvious as everything had been handled so well during the rental period. True to form everything to do with the sale was also handled extremely well. Timely accurate information, Evidence of personal research into my sale (the property was different to many others). A price range of the few , hard to find similar properties to back up his own knowledge with past local results. Plus practical advice on what to correct prior to listing to ensure the property had the best chance of selling and not sit in the market for 60 days like many other listings. All of the above was completed and the property went on the market on Monday and was sold the following Tuesday at $15000 above the asking price (we had a from $xxxxx type listing) !! . The subsequent required inspections were all organised by Mat and I had nothing else to do but sign an acceptance. Settlement took 21 days from the sale.
