To this day, I'm not sure how my agent, Matt Griffiths, handled the pressure of the sale of my house. The property was a duplex, built by a former owner-builder who could not be called conventional After my extensive renovations, it was ready to be presented to the world...but the more Matt and I looked into the home's pedigree, the more issues we found that were out of our hands (e.g. Council categorizing it incorrectly as a single dwelling; character overlay suggesting the land could not be developed without the house etc). Matt's extensive database of savvy unit investors was stretched to the limit and with my partner working overseas, I was stretched trying to explain the issues to him long distance to gain his agreement to sale strategies. What I liked is that Matt took each step with me. He didn't sugar coat anything. Even when I didn't get the full ramifications of the paperwork issues, he would arrive at open house and valuation inspections with supporting documentation to explain the odd results if anyone had searched for information online. The first offer was the best. Matt nursed the deal...and me...throughout the process, and the deal was struck. Oh no, it didn't end there. The buyer required an extension for finance but an auction date was still in place that made it impossible. Again, Matt's negotiating skills stepped in and the deal closed. It was such a relief. That man is a professional. He held his nerve. He calmed and explained the situations as they arose to both me and my overseas partner, despite the long distance phone calls. His research into the house's pedigree was second to none and helped explain a number of the paper anomalies that could have severely affected the price of the building. Throughout it all, I felt like I had an attack dog on my side, protecting me as I stepped into this crazy, smoke and mirror world of real estate. I recommend Matt Griffiths. He puts the work in to get the results.
