On a constructive note I believe Matthew could provide additional detail on contract risks. Understanding the details of my obligations under the contract require my familiarization, I do not believe people will absorb all details of the eight page contract during the period of which they become effective. One specific example is that I needed to insure the property within 24 hours to eliminate exposure to potential damage during the settlement period. I would suggest that highlighting this clause at time of signing would be of great value to the buyers.
