The price I wanted was more than the recommended price at the time, so we decided not to go straight to auction, but to put the house on the market and assess interest. Maurie found a recent seller seeking to downsize who was cashed up and ready. The price I sought was about $50,000 above the agent's recommended price. The purchasers offered $15000 above my minimum price. They had cash; no mortgages involved. They wanted quick settlement (60 days) so they could move from their property to mine. I made a quick sale, at a good price, and saved the need to pay for a $7000 auction advertising package.
