Given all the challenges, a short campaign, online auction, lockdowns…it’s would be easy for some to ease off …Max and team managed to get a strong group of buyers and dealt with last minute bidder nerves to exceed our expectations…
After the first townhouse was sold in an exceeding the expectation fashion, Max did again when I put him on a challenge to sell the second unit next door during the lockdown. It has delivered another unthinkable result with full credit to Max and his team. The property was sold almost one month ahead of the scheduled auction and it was sold for a remarkable price. Max to me is a savvy marketing strategist who understand the property market so well and knows how to sell in any environment. Given the previous experience I decided to follow his instincts and methodology to run the marketing campaign for the second townhouse. During the campaign not only he does the minimum duty of care better than some of the agents I met in the past but he also does the maximum where others won’t even go that far. I was so in touch that he personally mowed the lawn for the property before the first inspection and picked up a new tree to replace a dying tree in the front yard. I also remembered I could text him anytime before 10pm and weekends and he always respond. Not sure how many agents will act the same way but Max does it and I only know one Max. These are just some of many examples Max showed me a different character agent compared to an old book definition of Real Estate Agent. There are just too many positive instances Max made a difference which I can’t emphasis anymore. So for those who are thinking selling or buying and wanting to approach Max, I have three tips for you and that is 1) listen to his advice; 2) give him 100% flexibility to do his job; 3) put your complete faith with him and he will deliver the maximum outcome for you. Lastly, I would like to thank Max again for his professional service. I have bought one property and sold three properties through your capable hands since we met 3 years ago and this won’t be the last project we do it together I can tell you that. let’s do it again soon once my next project is ready. For Max and his team, if I could give 10 stars I would! Any agent can sell a property with good price if the market is good but Max and his team clearly demonstrated they are THE best. This can only be shown at an unexpected, challenging and unusual situation. They sold my small humble unit just before Melbourne Snap lockdown 4.0 with a price I would only dream of! Our initial plan was to have the auction on 5/6/21 but COVID attacked again and snap lockdown was announced late morning on 27/05/21. At 12pm Max contacted me strongly recommending to bring the auction earlier at 6:30pm the same evening. Without any prior experience, we were very uncertain, worried and anxious. Max very patiently reassured us, showed his decisiveness, communication skills, and negotiation skills. He gave us a best and worse case scenarios, plan B as well as the most likely scenario. At 4pm, he confirmed his expectation and got many highly interested buyers registered for bidding. 6:30pm auction started by John Gorman, an expert and charming auctioneer, and at 7pm we were over the moon signing paperwork to sell our unit. He knows the market, knows the buyers, knows the timing, knows how to get the BEST price. Great result is not achievable single-handedly. He has a great team working together. They put in a great deal of work and time in knowing buyers of their database. They maintain excellent communication after each inspections, analyse the market trend as well as provide feedback for further improvement for subsequent inspections. He is ambitious, does not settle for good price but breaks the record. He wants the best price more than the vendor. Max is professional, decisive & proactive. Max is a very professional and savvy operator. He got us a fantastic price and helped us determine our best options moving into the campaign such as what to change, what to leave and how to manage the circumstances we had. His perspective was well balanced and he understood the practicalities involved in the current dynamic market. Being located 2 hours away in regional Victoria gave an added challenge of distance With this framework in mind, I felt it was a little light on feedback/communications and returning phone calls as indicated. On the flip side, had we been more persistent we could have probably been more pro-active about it but as the client felt it was not up to us. Where and when it really mattered he and his team excelled and we only had one minor avoidable hiccup in the campaign and many added challenges primarily about the property being tenanted. He took all our needs in his stride including ones with potentially significant impacts such as avoiding Saturday/Sabbath open houses and inspections. Summary: Great campaign and amazing outcome, I would definitely use him again If I had another property to sell in his area.
