My sister Ann and I have been very pleased with the process and outcome of the sale of 300 Beacondsfield Pde Middle Park. The sale had been contemplated for some time but we felt a reluctance to part with a our family home of many years with so many memories. We chose Cayzer Real Estate as our agent hoping for a more personal interaction and a demonstrated local expertise with the Middle Park area. Our first meetings with Michael and Geoff confirmed their nature to be concerned and accommodating.Their entire focus is on the inner bayside area where they have a great depth of experience having managed a large percentage of the significant residential sales over several decades. It was recommended that we sell by Auction, and we were provided with a choice of prospective auction dates. We were advised as to the importance of our date selection in the context the spring selling season, the Grand Final, and a looming end to the calendar year. The final recommendation was that we choose a Sunday to minimize potential conflicts with other events and sales. This suited us perfectly and I'm sure allowed a greater attendance on the day. We were given a realistic 'Ball Park' figure to work with but free to hold our own 'reserve' figure private to the day. The property sold the day after auction 4% above Cayzer's estimated range and marginally below our optimistic reserve. We were very pleased to have the sale proceed as it did and comfortable with the whole process of the preparation, auction day and the sensitive post Auction negotiations to sale.
