Mostly fine to begin with but there were many issue with final inspection, we received an email from Nicola's admin within a week of accepted offer telling us a timeline and what to expect, in this email we were told final inspection would need to be completed 7 days prior to settlement and the final inspection would be 30 minuets for a max of 2 people.(wrong, you are allowed as much time as you want and a max of 3 people) Settlement was set on Saturday the 10th we requested that be moved forward 1 day so we could have the keys for the weekend, we were told they were waiting for the tenant to move out and could not move the date forward (Fair) I made a mistake here as I assumed this was for the "reasonable time period" given to tenants to return to fix issues found during the moveout inspection. We booked in the final inspection for the Monday before settlement being assured by Nicola that the inspection does not actually need to be done 7 days prior to settlement, we feel this was unprofessional as Nicola should have notified us that the tenants were still very much in the property(Fair, they were still paying rent) and doing it later would be better. When we attended for final inspection we were unable to check all electrical fittings due to the tenants furniture in the way and with the tenants using the electrical points, we were not given keys to check the locks being expected to rely on the tenants word that the locks work, we were told we also would not be given the code to test the security system, we felt uncomfortable and decided to leave at that point to request another attendance, we were denied by Nicola telling us she had fulfilled her obligation. we listed several issues (Electrical test failed, Security system not working were the main issues) these issues were not fixed and when we did get the keys we found several more issues that would have been picked up had we not been restricted with a time limit and had the tenants not been in the property.
