In his 10-year career, Patrick has sold in nearly every strata building in Lane Cove North, holding over 30 block records and over 20 street records. During this time, Patrick has also been entrusted in selling 8 of the top 10 largest ever house sale prices in Lane Cove North. Selling 13 Nundah Street for $4.85m, 8 Tantallon Road for $4.537m, 15 Parklands Avenue for $4.50m, 5 Kyong Street for $4.43m, 15 Nundah Street for $4.40m and 45 Murray Street for $4.25m. In 2023 Patrick and his team broke the record for the highest ever semi-detached home sold in Lane Cove North with the same of 32 Kara Street at $2.76m. Since 2020, more than 50% of every house seller in the suburb of Lane Cove North has chosen Patrick as their agent of choice due to his ability to arrange a premium outcome for his clients. Underestimated value of the property for sale

Underestimated value of the property for sale

Patrick is a very nice person and a professional with valuable knowledge and communication skills. His experience is supported by the sale of similar properties on the local area. But our property is one of the kinds. The property set right on the verge of the west side of Burns Bay water view area. The property views are a calming and relaxing overview of treetops and natural essence. The property for sale is different from most apartments in the area. Our property price was calculated based on history of other sold properties in the area and unique lux category of inclusions, finishes and presentation. But a low perception of the inclusions and low confidence of the aggregated value of the agents, generated issues of underestimation on the price of the property. Therefore, the initial property price given to interested people on enquires was very low compared to our asking realistic price. During the sale campaign we have to request changes on the property descriptions and introduction to the interested parties inspecting our property. We noticed that many of the main upgraded items were not showed as a contributor of the property realistic value. But, after difficult and long negotiations between the real estate agents and a very interested party, we received a more realistic offer that was not far from our set price. The offer was accepted and the property SOLD!
