As a buyer - I purchased a house through Peter in late 2022. Peter had just had a binding offer put in on a property just as I started looking for a home. I was viewing one of his other listings, and mentioned in passing that the one he just had on offer would have been perfect for me. That offer ended up falling through a few weeks later, and Peter remembered my passing comment and gave me a call - and I was able to get the perfect house. The day after the keys were handed over, one of the appliances left behind leaked all over the floor, and despite having no obligation to do so, Peter sent over a crew to clean it up in <15 minutes and get it all sorted with the previous owner. The other thing Peter does is give home open attendees a tour, telling a story of the house and pointing out interesting features you might overlook. That requires a level of effort most agents don't put in, but it really helps sell.
