I was the highest bidder at the auction (that was run on a Saturday morning) but even my highest bid didn’t reach reserve. Phyllis is a rare bird, and a delightful bird she is. We bought our Higgins home with the help of Phyllis, and sold it with her help too. When it comes to real estate agents there is a spectrum. At one end you have transactional agents. These are generally younger (but not always) agents who focus on turning over properties as quickly as possible. That's how real estate agents make their money of course, commission on selling price. This is a low trust space with lots of lying going on. The other key here, is this generally applies to lower cost properties. That would be up to a million dollars or maybe 1.5 million dollars, depending on the market. At the other end, you have relationship agents. These agents want your business now, and in the future, when you buy and/or sell again. You will always find these agents, helping rich people buy and sell properties in the 5-10 million dollar range and up. It is worth the agents time, to build trust and strong relationships with rich people. And part of the reason rich people got rich (or richer) is building strong relationships/networks. All real estate agents have a spectrum of properties on their books for sale at any one time. And you can check (on realestate.com.au etc) the sales history of real estate agents. If you only see sales under 1 million or maybe a max of 1.5 million, you are almost certainly looking at a transactional agent. If you see a wider spread of sales values, maybe the occasional 2.5 million sale or more, you are almost certainly looking at a relationship agent. Pick a relationship agent if you can, and if you want to reduce the chance of engaging a lying **expletive**. And if this is too complex, or you don't have the time, just hire Phyllis. Andrew
