Ryan actively looked out for me and found my dream townhouse after we searched for some years, then he and his team worked extremely hard to present and sell my previously much-loved house, again in the inner north. His experienced advice proved to be excellent, and we sold for a fantastic amount, way above my expectations. He and the team at LJ Hooker at Dickson thought through all that was required, such as staging and new carpet, to reinforce all that I had done to add value to my house over 12 years. They all responded quickly to any questions that I had in the process. Ryan himself is a sports coach, and he showed great tactical and strategic insight. Andrew Browne too clearly understands extremely well the inner north market. Sam Gibbs also maintained her good humour throughout, despite all the pressure and tight timing. Stephen Bunday is a skilled and experienced auctioneer. Everyone else at the Dickson office also contributed. What a great professional and helpful team! To us selling our property was not only about the end result but also about the journey. With Ryan the journey was amazing right from the first day. He was always interested, available, proactive and honest. This led to us having the best experience yet in selling a property. We would have no hesitation recommending Ryan to anyone. From our initial conversations 18 months before the property went on the market to the date we sold at auction, Ryan worked hard first to secure our property and then to get the best result for us. Ryan demonstrated great instincts and a command of his profession and was unafraid to challenge our decisions, yet pragmatic enough to know when we had made up our mind. Ryan is an ambitious realtor with an appreciation for the importance of reputation, a mix we believed (correctly) would result in a successful sale. We can certainly recommend Ryan and would have no hesitation in retaining him again.

The campaign was disappointing to say the least. We went with Ryan’s advice every step of the way, but every strategy — be it the gala auction, the staging, shifting to a priced listing, etc. was a failure. We did not have even 1 bidder turn up for the seemingly ill-timed and badly located auction. Initially, we were reassured of Ryan’s reputation of selling at high prices, and he pressed on about how worried he was that we will not choose the best. Given the length of time Ryan and we had been in touch, we went ahead with him despite his charges being way too high. Moreover, the staging was less than extraordinary, and we ended up paying a premium for Ryan’s preferred solicitor too, only because we were trying to meet timelines that were apparently to our benefit. We were reassured of achieving a good price as long as we enabled him to “do the marketing right”. We are sad to say that we were left feeling ripped off and misled. We had greater expectations from an agent who had invested time in us for over a year, who pushed us to choose him (despite him being the most expensive option). Ryan even went to the extent of possibly coercing another agent from LJ HOOKER Woden, Jack Flynn (recommended by a friend) to not take up our sale. This was evident from the email we got from Jack the day after we had met him, stating he won’t take our sale on and endorsing Ryan as the senior colleague who was best choice. How did he know Ryan was in touch with us? Ryan said he had a reputation for achieving high sale prices. We ended up selling at a price way below even our base price. The Canberra Weekly ads used appalling photographs of our property. The online All Homes ad also used poor photos. During the open homes, Ryan left lights on at our Place repeatedly and didn’t lock up properly on more than 1 occasion. We will never recommend LJH or Ryan. We are in the process of reaching out to the right authority, as we have clear evidence to prove our point.

Ryan was recommended to me and and I would certainly recommend him. He knew the features of the area and his advice matched my observations about the things others in the area did when selling houses. He gave my solicitor the necessary information in a timely fashion. He recommended a good stylist and good tradesmen for painting etc and kept me informed about the response to each open house. Even though I had moved interstate, I felt I had a good understanding of what was going on and how many people were considering the property seriously. The office support staff were also well informed with how my sale was progressing and what I needed to do.

I have to say that Ryan has great patience when it comes to sales. Ryan first contacted me to see if I was interested in selling or buying. He continued to call me several years and eventually I was ready to sell my property. He’s respectful, friendly and accommodating. He tried very hard selling my property and my property was sold. I really appreciate his efforts.
