Don't ever be deterred by agents fees. They may seem expensive compared to other agents but you absolutely get what you pay for. You need an agent that is 100% working for you, especially in an easy market when a house can appear to sell itself. If you have an experienced negotiator and marketer then you will reap the rewards. I actually did not appreciate how good Sam Towns was until I started looking for a house to buy after the sale of my own house. There are agents that stand at the front door of a house with a clip board and take names and then send a text and then there are agents that genuinely care that you are a buyer. My agent told me that any agent that sells a house before an open home is not doing their job. I totally 100% agree. I have subsequently seen houses sold prior to the open home and when I see the amount received I have realised that I was prepared to pay more. Now that's a lazy agent. As I have previously said, you get what you pay for.
