Steve is an estate agent who never gives up, even in the worst property market of the last 25 years. He always give you a straight answer and is completely professional. Knows the market and always communicates well. The result he achieved was below my expectations but probably in line with the current market and the result of gross overdevelopment and poor planning by the Hills Shire Council.
We have designed our house in Australia ourselves by 1979 in accordance with passive energy saving principles. A civil engineer built the house by 1980. We both grew-up in Europe where people build houses that should last hundreds of years. At that time, my work involved in pioneering new and high quality building materials (Industrial coatings, silicone sealants, concrete admixtures and adhesive) used mainly on high rise buildings in Australia and SEA. Many of these products were designed to last 60 years and used on our house. As we are getting older we decided to divest of our real estate interests in Australia and to engage Steve Cole. In his job he wears two heads. On the one side, he had to satisfy his client's needs and desires. He also had to read the market forces. On the other hand, he has to maximise returns for the seller. We spent a few weeks in Sydney to read the market ourselves. We realised that in the western part of Sydney property developers started to build low cost, low quality but functional housing. The market peaked by late 2017 where up to AUD 1.2 Mio was paid for housing in our surrounding. When we arrived in Dec 2018 many local home owners thought the market to be about AUD 800K. Recessions are made by people themselves. We sensed that in the community where many home owners talked-down the economy. Once the negative spiral is turning it take years to stop it and to repair it. Steve could only advice but not correct the situation. His regular sales reports were excellent. The downtrend in the Hills District was obvious. At the auction we witnessed one person that seriously wanted to acquire our house for use and not speculation. Steve requested a down payment and reached a selling price of AUD 870K. Given the circumstances he reached the maximum for everybody - he is an excellent achiever for the buyers and the sellers.
