Steven Georgalas

Though Steven personally said he had "courted" the owners for the sale of the property for over a year he was definitely not familiar with many aspect of the property. Steven told us town gas was connected and we had no reason to doubt him as there was a gas cooktop installed. Steven also looked at the meter box and said its definitely connected. After settlement, several times I requested information from the owner about getting the gas connected as the gas company could not find a gas service at this address only electricity. At pre-settlement inspection we asked what was under a wooden box in the sunroom only to find a bottled gas connection to the cook top. We had many other occasions over the purchase process to believe that our questions were not being relayed to the vendor. We were told the owner did not have a survey of the property but when we inspected the property a survey was sitting quite openly on a desk in the home. (We later found several encroachments). We asked Steven if the vendors wanted to seller items in the house, we were happy to negotiate directly with them but if they wished to remain anonymous could they make a list prior to settlement. We purchased several items separately from them, one being a spa that we asked to be emptied prior to settlement. Even though the owners were still living on the property it was not emptied as settlement. Steven said he would be at the property sometime on the day of settlement. That was several months ago and I have not heard from him since. We also believe we were given a "fake counteroffer" , which promptly disappeared the next day when we said we were happy to withdraw our offer and walk away from the deal. This was due to the house and the property shaping up to be less solid and more complicated than we were told, ("meticulously maintained by a fastidious Architect owner"). Steven's local knowledge and trustworthiness are questionable, I would not recommend Steven to anyone.
