It was great to have Sue Fitzgerald as our agent in selling our house at Moores Pocket this year. Our family moved interstate a few years earlier, so this made it even more difficult to know who to trust with the sale of our house. We still have not met Sue, but with her friendly and timely communication (over the phone and email) along with her excellent market advice, we enjoyed a good relationship and were very happy with our house sale price. Sue is highly experienced in the industry, evidenced from day one: her initial market appraisal was spot-on! Sue recommended a most reasonable list price ($285,000), backed up with recent sales figures and local knowledge. This was aimed at achieving a sale price that we might be satisfied with ($255,000 to $275,000). It was perfect advice and we received the upper end of the sale price range ($275,000) that Sue had specified. A different agent had given us a very low valuation ($220,000 to $250,000), probably wanting a quick and easy sale. Another major player in the area gave us a rather conservative sales price range ($259,000 to $265,000), that was still quite a bit short of what we achieved with Sue. Other agents gave us unrealistic or fanciful estimates ($300,000+), likely just to get our business (where no doubt they would then make excuses and push us to quickly drop the price). A year or so earlier, one agent had talked us into holding an auction – which was not really appropriate for this property or for that time. Nonetheless, the agent confidently guaranteed us a buyer at or above our reserve price. On auction day we received only ridiculously low offers (most under $200,000) and had extreme pressure from the agent (over the phone to us in WA) to drop our reserve price. We held tight and did not sell, but this experience really soured our view of the real estate industry. So it was a pleasure to engage Sue as our agent – she both restored our faith in the industry and facilitated a good sale! Dave and Ruth
