Vern made initial contact and followed up with relevant timely detailed information on local area previous sales and provided advise on listing price and promotion strategy. He provided updates as the sale process progressed. The web photos and promotion arranged by Vern was excellent and we expected that the property would sell in a fairly short period of time. However although Vern showed a significant number of potential buyers to the property on several open days we did not receive any real offers over a considerable period of time. Vern followed up potential leads and Actively pursued options. I was not enthusiastic in taking his advise to go to Auction without any real active interest from a qualified buyer. One potential buyer which was put forward had not even visited the bank to per-qualify her loan. Vern was able to lock in a buyer at $475k which was lower than the expected price given the extensive renovation of the property and pre-sale value provided of up to high 400's but this may have been understandable given the situation with the Covid virus and resulting economic effects. The buyer stuffed the sale process by delaying finance approval and settlement several times however the sale was eventually completed. Vern actively followed up issues and completion of the sale information etc. I would recommend Vern to other potential buyers/ sellers. I have just guessed 45 days for settlement given the delays experienced.
