I know it is hard to believe but Vikki Hutchison was the first genuine estate agent we meet. After interviewing 3 other Estate Agents in Point Cook we had become disillusioned with what was on offer in our area and just felt we were being sold every possible extra. A friend who had previously used Ray White Point Cook and in particular Vikki told me to call her. On the day of the meeting we were prepared for another long discussion but instead Vikki was straight to the point. Took my guided tour of our house but she was already well aware of our location and house and had come prepared with facts and figures and gave us her valuation straight away. I then asked about the extra's (advertising, staging the house, etc). Vikki and Ray White were not interested in us spending money on staging the house or over the top advertising. Instead they present a well priced advertising budget (under $2K) and told us not to stage the house (saving $10K+ on a 5 bedroom house). Instead with Vikki's help and input we went about just de-cluttering our house and arranging each room individual for photos. It was a little hard work for us over a weekend clearing out 10+ years of clutter, but not spending $10K was fantastic. During this period Vikki attended our house twice to give feedback and check on how we were going. At any time I could call her and ask for advice on how best to present a room. Which was a big relief for my wife to have a second female point of view. As a result of our combined efforts our first Saturday open house had 15 groups and we were sold by Monday night, at the price we had wanted and had been told by 3 other agents was too high. A new record for our street in Sanctuary Lakes. During the next week of cooling off period and building inspection Vikki kept us in the loop at every stage. Following up every call I made and making sure the sale went smoothly. If you want to have an honest discussion and not an up sell about your home, then give Vikki a call.
even as a foreigner client, it is very easy for me to find out that Vikki is very professional on the business of real estate. about 1 week my house is confirmed to be sold by her, so fast! and she is very good at negotiating with my tenants too, helping me work with my accountant and Conveyancing, she is a great liaison and monitor of the whole process ! I don't need to worry about anything! any thing about the tax, about the legal process I don't understand , I mail to Vikki, and 5mins later , she send me a long mail with clear explain!! I'm very impressive! plus she is really patient, explain to me all the situation and explain to me again while I got misunderstanding. the best thing is she tried her best to use simple english words for me to understand better, LOL fast selling, Professional on not only the real estate but also the accountant and Conveyancing, great on dealing with tenants, and nice personality, wow, I can not ask for more! she is great!
