I engaged Youseff Chmait for the sale of my block of 8 units in Barnsbury Grove Dulwich Hill and it was a fantastically run campaign to say the least. Youseff achieved an outstanding result for my asset through a tailored, relevant marketing campaign that reached out to the right buyers and attracted a price higher than I could have ever imagined. Youseff recommended a marketing package that included digital marketing products which achieved outstanding statistics and an above average campaign. Through excellent online and local exposure, Youseff delivered a high number of registered, committed bidders at my auction and I truly believe that the final result was achieved through the confidence that he had instilled into the buyers in the lead up to the auction. Selling and buying a house can be rather traumatic BUT with the correct selection of agent the whole process becomes a breeze. I was extremely fortunate to have selected Youseff Chmait of Raine&Horne and his team. He is such a professional in all ways ... easy to work with, very knowledgeable, puts together a package that is easy to follow and pitched to the right market at the right price and presented well. Communication is so important and Youseff and his team were in touch with me every day either by phone, SMS or WhatsApp as well as being on call to me at any time. They went out other way to assist me, present the property well and work the auction. The advice we were given re preparing the house for market was spot on. Having referrals provided for a handyman, cleaner and solicitor was very helpful and took some stress out of the process. You safe and Monique worked very hard to promote the house and connect with buyers. The weekly reports provided were very thorough. Overall we found the support provided to be excellent and it definitely helped us get the price we wanted
Having been a buyer in the inner west over the last 6 years, I've gotten to know many of the agents well. Youseff always stood out from the pack as being genuine, hardworking and helpful. When it came to selling our family home, I picked him as the agent who would be able to get me the best sale price possible. It ended up being the best decision - Youseff delivered the highest sale price that I feel was achievable on our house. This was done by : 1. Working hard - Youseff works tirelessly round the clock, from the early AM to the late evenings. He scheduled in face-to-face/phone meetings at times that suited me (eg. 8:30pm on a weekday). He and Monique did their mid-week inspections during the evenings, which suited buyers. On top of scheduled inspections, they conducted private inspections almost every day of the campaign - our eventual buyer had seen the house this way, 2 days before the auction. 2. Being personable - Youseff builds genuine, strong relationships with buyers 3. Knowing what buyers want - When it comes to styling and advertising, Youseff has a process which yields results. He gave specific advice on every step of the campaign and it led to having buyers lining up outside our house during every inspection and a large number of bidders on auction day 4. Experience and confidence in negotiation and auction strategy - Youseff did the ground work to ensure that on auction night, my expectation on sale price was far exceeded. In my case, the auction was red hot, but I have also seen him impressively negotiating buyers up on other properties where the auctions have been less competitive. During the Wednesday evening auctions, he is truly in his element. 5. Passion - Youseff and Monique are truly passionate about their work. Although Youseff's initial estimate of my property was higher than it sold for, he was very good at navigating a skittish, slow market and having a plan for all possible outcomes. Negotiating the buyers up from a low price was a strength.
