We recently sold our property at 58 Dorado Street, Box Hill through Binnie Jaura and the Ray White Rouse Hill team, and I can genuinely say the experience exceeded our expectations. Having sold properties through other agents previously, the biggest standout for us was the communication. Binnie, his sales team and the support staff were exceptional from start to finish. Communication was second to none — we were always kept informed, always knew exactly where things stood, and never felt like we had to chase anyone for an update. A special mention also needs to go to Alex, Binnie’s EA, who did an outstanding job throughout the entire process, along with Bobby, Samir and the rest of the team we dealt with. Everyone was professional, approachable and incredibly easy to work with. What impressed us most was that there was never any pressure to sell at a particular price just to get a deal done. We always felt that Binnie was working in our best interests as the seller and managing the negotiations to achieve the strongest possible outcome for us. The property was sold in a very short period of time, particularly impressive given what I would consider to be one of the more challenging property markets we have experienced in Australia for some time. The entire transaction was remarkably painless and, compared with some of our previous experiences selling property, pleasantly surprising. Binnie and his team should be congratulated. They have built an outstanding operation, and it is very easy to see why Binnie is regarded as one of the number-one agents in the area. Overall, my experience with the real estate agency was okay. The sales process was generally smooth, and the team was responsive when needed. However, the post-settlement and handover experience fell short of what I would expect when purchasing a brand-new luxury home. A new home should feel truly move-in ready, but unfortunately that was not the case. The property was not cleaned to an acceptable standard when we took possession. The backyard grass was almost ankle-deep, and even today, the exterior of the house remains covered in cobwebs and appears not to have been properly cleaned. There were also several issues with the handover process. The front door access code is still set to the same combination used by the builder and their employees, creating a security concern. We were advised that a manual would be provided so we could change the code ourselves, but that documentation was never supplied. In addition, the curtains and blinds were not functioning properly, and it was left to the builder to explain how the remote controls worked. In my view, ensuring that all home features are operational and that new owners understand how to use them should be part of a structured handover process overseen by the real estate agency. While the agency was helpful during the purchase process, there is a clear opportunity to improve service delivery and quality assurance at settlement. Better attention to detail, cleaner presentation of the property, and a more comprehensive handover experience would go a long way toward making new homeowners feel welcomed and confident in their purchase.
