GREAT BONES... BUT AN UGLY FACE

If you're the sort of person that knows how to make things pretty...this place is begging you to come and do your thing. Right now… eh… not so pretty. But not ugly. This just needs some ideas and some passion. WHAT WE'VE GOT You can see from the floor plan this is an exceptional layout. The design is superb and very functional. We're looking at two living areas, with the kitchen and central family room that opens out onto that great patio area being the hub of daily life in this property. On the other side, adjacent to the master bedroom, is the large lounge room that offers plenty of space for you to configure it to best suit your life. This really is so very versatile. Natural light is a big factor too, and it offers plenty of that. Living areas are important, but so are bedrooms. The main bedroom has a bay window and plenty of space for larger furniture styles. It has a walk-in wardrobe and it has a great ensuite bathroom. Well, it could be great. It's great that it has an ensuite bathroom. How about that? The secondary bedrooms all have built-in wardrobes and will comfortably accommodate a double or even a queen-size bed. All in all, the functionality of the home is great, and the spaces that you have to work with here are superb. Opening out from that main family area is this brilliant patio that offers load of room for entertaining. The perfect spot for your next fibreglass-hole-in-the-ground party. It's a terrific design and there is so much scope for what you can do with this. Now, all of that's great, but what about that workshop? What a fantastic feature this is, an absolutely brilliant part of the property with power, room for projects, and storage. It all just works so very well. In addition to the shed, there is also a separate carport that allows side access from the front of the property to the back. This is without doubt one of the best configured blocks you'll find in town. This has real functionality built into it. WHAT'S ALL THIS ABOUT? So I know what you're thinking; "What's the real story here, real estate guy?" Well, let me tell you. The property has been pretty roughly cared for over the years. It's not immaculate, that's for sure. The floor coverings were pretty feral, and they've been ripped out. The home has been smoked in, and my goodness those ads that said "every cigarette is doing you damage" should have shown the inside of this house instead of that manky foot picture. Isn't nicotine good at working its way into every nook and cranny? Having said that, a lot of the clean-up has already been done. It's not you that has to pull out the feral carpets, that's been taken care of. A lot of sugar soap has been used and the walls are a heck of a lot cleaner than they were. It still needs painting, it will still need work, but seriously it ain't that bad. It just ain't yet perfect. That's where you come in. How can you go wrong with a four-bedroom, two-bathroom home with a double garage, solar panels on the roof, close to parks, and close to the beach? It's an absolute dream for anyone who is looking to get into something spacious and good without having to overpay for perfection. It needs to be given a great deal of love, but I reckon it's gonna love you back if you do. THE POOL Now, out the back, there's the pool. That is something you'll probably want to deal with right now. It's not really a pool. It's just a fiberglass-lined hole in the ground. It's been empty for ages, and so far as being the place to spend your summer, it's just not going to cut it. One of the hardest things about putting in a swimming pool is digging the hole. You already have the hole, get rid of this pool that is totally knackered, and get a new one. The pool bit of putting a pool in is not the hardest part of putting a pool in. It really is a great opportunity to make the most of all the hard work that was done years ago, at a price that reflects that there were a few years where not a lot of hard work was done. Get what I mean? AS IS WHERE IS We are selling this property on an as-is, where-is basis. What you see is what you get. We won't be fixing anything, and you have to accept it on that basis. The smoke stains will still be there, but if by some miracle the smell has lost strength over that time, between your offer being accepted and you getting the keys, we can't be held liable for it not smelling like an ashtray. I just thought I'd better say that in case that's what you were looking forward to. One great thing I do have to tell you is that we have a written building structural report that you can review. It says the place is structurally sound, and it's all looking great on that front. It was built about 1993. It's double brick. It's really good.
