We decided to sell our apartment located in Richmond which formed part of our super fund. Although the apartment was managed by another agent who provided excellent service with regards to renting the property, we felt that they did not have the breadth of sales and marketing exposure in the Richmond area to achieve a sale within a reasonable time frame and within a realistic price range. After some weeks of research we decided on Biggin & Scott located in Richmond. There were a number of factors that influenced the decision to retain Biggin & Scott. • Personal attention by senior management and sales staff particularly Chris O'Shaughnessy and Emily Sayers • The market appraisal although somewhat below our expectation was realistic and honest given the nature of the apartment market in Richmond. • A range of selling strategies was proposed and discussed with a view to keeping the marketing costs affordable. • As Biggin & Scott also operate a property management facility they were able to devise and implement a strategy which combined leasing the apartment to a new friendly tenant while the the marketing and selling process was underway. This resulted in continued rental income and achieved the sale of the apartment within a few weeks, somewhat earlier than expected and at a price that was within the predicted price range. Overall we are very happy with the service and advice provided by Chris and Emily and we now look forward to the settlement of the apartment within the next few weeks.
