However, even though I had some experience in selling properties, I realised I needed some advice of how to best present this property in its prime position and attract potential buyers. So I picked the agent with the best sales record in the area, which is Adrian Venturi of Mc Grath’s Real Estate. From the moment he entered the house and introduced himself, I realised I had made the right choice, not only in getting an agent but in getting this particular agent. He immediately perceived how best to market the property by focusing on its natural highlights. What sets Adrian apart from other agents is that he has a flair for making constructive suggestions of how to present a property to best effect. He perceived that the furniture and some of the fittings, especially the dark and wooden wall surrounds, were unsympathetic to the otherwise spectacular layout and position. He then in detail described a preferred re-design of the interior, which I subsequently implemented at very low cost, chiefly with a paint brush. He also recommended I use his favourite stylist to replace the old and detracting furniture. This turned out to be a complete success, and he observed: “You’ve renovated the place without a renovation.” There was simply no comparison between the before and the after. In the sales campaign for the auction Adrian’s agency excelled in every respect. Multitudes of people were shown the property. In addition there are always procedural, legal and practical issues that need to be addressed and it was a pleasure working with Adrian to solve them in short order.
