The best thing about the team is their availability & extremely prompt response times whenever we contacted them. All three of the team were very pleasant and professional via phone and email. When we began marketing Debbie only had two listings so there was good focus on our property. Despite us hoping for early offers & a quick sale, our property sold after about 8 weeks. As the time-on-market wore on, we felt Debbie & Nick lost interest, perhaps because they had numerous new & exciting listings.
If a property isn’t appraised realistically and pitched at the right level in this market to begin with, it is difficult to bring it to a satisfactory conclusion around auction date. Debbie appraised our place at 2.3-2.6 million. I was surprised to learn she had on display at the house a comparable sale brochure priced well below that.
Interested purchasers were around (repeat inspections, contracts taken), though we received no offers until week 7, and ended up selling for 1.9 million. I think by the end the agents just wanted to wrap up a sale so their days-on-market didn’t blow out, and we weren’t convinced their negotiation skills were utilised to the extent we had hoped.
Due to us being out of town, unfortunately it emerged later that the ‘care factor’ fell away at some points (eg. feedback about the front of the house/garage and light fittings being cleaned, which was in the scope of all the items we’d paid for. I am not a clean-freak, but was upset when I did visit the house about a few things the agents had let slide. This was after we had paid tens of thousands of dollars for improvements & cleaning and had been assured by Debbie that the place was sparkling). Debbie sometimes just emailed ‘can we drop the asking price?’ rather than 'these are suggestions for marketing/approach to bring more parties through the house’. We had to push for information frequently, and may have preferred an agency strong with digital marketing/videos/social boosts.
